The House

The Fishery

Set in approximately 12.57 acres (5.08 hectares), there are six pools, (one of which is undergoing maintenance), with approximately185 pegs in total.

- Horseshoe Pool: Extending to approximately 0.85 acres. It is well positioned and benefits from different depths ranging from 3ft to 6ft.
- Kingfisher Pool: Currently closed and undergoing maintenance, the pool extends to approximately 0.65 acres and comprises gravel pegs which are well distributed around this landscaped pool. The pool ranges from 3ft-10ft in depth.
- Mallard Pool: The Mallard pool extends to approximately 1.5 acres. The pegs consist of concrete pads. The pool depths range from 5ft - 8ft, with a 5ft shelf.
- Orfe Pool: This well constructed pool comprises of concrete and gravel pegs. The pool extends to about 2 acres and has depths ranging from 7ft - 8ft in the middle with a 3ft shelf around the edge.
- Canal Pool: The newest of the pools, opened in 2018 extending to approximately 0.33 acres .
- Trevor's Pool: Trevor's Pool extends to approximately 1.3 acres and the channel depth around the island is approximately 8ft with a 5ft shelf.

Stocking: All the pools are well stocked with a variety of coarse fish, as follows: All Common Carp, Mirror Carp, Grass Carp, and Crucian Carp all to 25lb. Bream to 6lb, Tench to 7 or 8lb, Roach and Rudd to 2lb, Perch to 3lb, Gudgeon, Eels, Ide and Hybrids.

Fishing Charges: Spring Lea currently sells day tickets and also has match days. There are open matches and club matches. 1 Rod: £8 2 Rods: £10

Café & Bait Shop: There is an onsite café and seating area for the anglers, along with a bait shop where they can purchase bait or tackle. The stock which is currently contained within the shop may be available for purchase by separate negotiation.

Caravans and camping

Caravan Site: The caravan site is situated towards the northern boundary, close to the pools. There is planning permission for 20 caravans with electricity hook ups. Mains water is available at the toilet and shower block, which includes, ladies and gentleman's toilets and showers, a disabled toilet and shower and a separate kitchen area. The shower and toilet block is served by septic tank drainage. The kitchen area/store has a single sink unit with drainer, hot water heater and electricity point. The hot water heater also serves the showers in each section. There is a chemical toilet emptying point. Charges for the caravan site are £18 per night or £20 with hook-up.

Camping Site: Adjacent to the caravan site is a camping site. A flat field with separate access to the caravan pitches. There is electricity and water available for the campers to utilise. Charges are £15 per night or £17 with hook-up.

Static Caravans: There are three six berth static caravans situated in one of the paddocks with access via a stone drive and screened by a newly established hedge. These have planning consent for holiday accommodation. The electricity for these caravans is provided on a meter. Water and LPG are included. Drainage is to the existing septic tank for the dwelling.

Car Park: The car park is directly adjacent to the pools providing excellent access. The car park is laid down to hardcore and provides more than sufficient space for a fully booked event.

The Land

The fishery is set in a total of approximately 27 acres of land in a single ring fenced parcel, well laid out for the different elements of the business to compliment one another.

Of the total acreage, approximately 13.69 acres (5.54 ha) of the land is grazing land. This provides excellent productive pasture with recent improvements to the fencing to include post and rail, and with recent improvements to the drainage.

The fields are well serviced by stone tracks, and have field troughs with mains water supply.

The fields are currently let for grazing for ponies and horses with the stables, providing additional income to the diverse business.
