Our four negotiators have over 100 years of negotiating experience behind them with unrivalled local knowledge. Our chartered surveyors have years of experience in surveying properties and providing reports. Should significant repairs be found by our surveyors prior to exchange our experienced negotiators will help with renegotiating the purchase, potentially saving you the money you will need in order to carry out the repairs.

The Buying Process

Buying a house can be an extremely stressful and time consuming process. We endeavor to ensure that viewers have the full details of the property they are viewing, together with clear directions to find it. We encourage buyers to discuss the suitability of the property with one of our valuers who has viewed the property to ensure that any specific needs are addressed before viewing, particularly when travelling long distances.

In order to facilitate your offer, we advise buyers to have full details available of the purchasers i.e., address, contact telephone numbers, e-mail addresses and full details of any finances required. Written confirmation of any mortgage offer or cash funds required for the purchaser, together with details of their chosen solicitor and any chain details relating to their own sale if relevant are also very helpful. If you can supply all this information to an agent when making your offer, the agent will be in a much better position to put a strong case forward for your offer to be considered. 

We would advise prospective purchasers to check their financial situation by having an up to date valuation of their own property (if relevant) and if they require finance, to speak to a qualified financial advisor or contact their mortgage company, in order that they have full information on their overall budget prior to starting to view properties.

Two very useful pieces of advice when searching for your new home are:

1. Location

You should consider if it is a convenient location for: work, school, family or privacy depending on your objectives.

2. Choosing your property

Concentrate on what you need rather than what you want. Sales have a habit of falling through when this advice is not followed, incurring expense to both the purchaser and the vendor.

Cost of Buying

These are some of the possible costs you may incur in buying a property:

  • Mortgage application fee
  • Solicitor’s fees (usually includes cost of local searches etc.)
  • Survey/Valuation fees
  • Stamp Duty (please see below)

Stamp Duty

Stamp Duty Land Tax (England) or Land Transaction Tax (Wales) is a tax payable by the purchaser (usually) and the rates of tax vary depending on property value and the type of property. The Government websites below show you the rates currently in place.
