Insuring a Grade-Listed Property: A Surveyors Advice

28th February 2024

Shropshire and Mid-Wales have a healthy supply of Grade-Listed properties, and the preservation of these impressive buildings is of high importance. Whether purchasing or renovating a listed building, having the correct insurance is essential, and acquiring an up-to-date rebuild valuation is a must, when approaching an insurance company.

Specialist insurance companies are quite often a necessity when it comes to insuring a Grade-Listed building, as their expert knowledge can provide you with the most suitable and cost-effective policy based on the characteristics and structure of your home. It is common for Grade-Listed properties to be constructed using older building methods and materials and, for this reason, insurers are likely to request an insurance reinstatement figure. Due to the complexity of this work, only a professional valuation, by a RICS registered Valuer and Chartered Surveyor, will suffice.

Other considerations include additional cover, such as against fire and flooding, and what is being covered, for example will it include outbuildings listed by curtilage. An experienced, and specialist, insurer can give you further guidance in relation to these topics.

Equally, if you have owned your property for a long time, it can be important to get your property revalued, for insurance purposes, as Grade-Listed properties rebuild values can change at different rate compared to their more modern counterparts.
