Roger Parry and Partners have been managing rental properties for over 30 years in Shrewsbury, Shropshire and the surrounding area and have a dedicated team of professional and knowledgeable staff. Over the years we have understood that different landlords require different types of service, therefore we try to tailor our service to fit the individual needs of the client. We offer free advice and a valuation service with professional lettings advice. 

Roger Parry and Partners pride themselves on a flexible service and offer two options, namely a Let Only Option and a Management Option. Below are the details in relation to the two services offered:

Let Only Option

This service includes the following:

Free Valuation and Appraisal

A free valuation and appraisal of the property will be carried out, establishing the landlord’s criteria and goals; discussing the options available to them and advising accordingly.

Marketing

Carrying out all viewings and sourcing suitable applicants.  All properties are advertised (unless instructed otherwise) in the local press, on Rightmove & Zoopla together with our own website.

Referencing

When an applicant wishes to apply for a property, they are required to complete an initial application process where full referencing is carried out.  Within 48 hours we are able to advise whether the applicants have passed the referencing process.

The full reference includes:

  • Right to Rent
  • ID Check/Proof of Identity
  • Visa Checks if Applicable
  • Bank references or Credit Rating
  • Employers / accountants references (if applicant is self employed)
  • Previous landlord reference (if relevant)
  • Character references

Our aim is to provide you with the best and most suitable tenant possible. Following a successful reference process the landlord is always fully consulted and ultimately makes the final decision.

Legal Documentation

Whilst we use a standard Assured Shorthold Tenancy Agreement (AST), we take into account any specific requirements that the landlord or property requires. The agreements are for an initial period of six months, which can continue until the landlord gives 2 months’ notice or the tenant gives one months’ notice. The agreement is drafted in a way that allows it to be rolled on as a periodic tenancy, which negates the need and cost of renewing the agreement at the end of the fixed period. 

Drafting of a Professional Inventory

We produce a comprehensive detailed inventory of the property, stating its condition and contents prior to the commencement of the tenancy, including photographs and records of all meter readings and other fuel levels. A copy of this document is supplied to both tenant and landlord.

Tenancy Deposits

We collect the agreed security deposit from the ingoing tenant which is then passed on to the Deposit Protection Service (DPS). The DPS is a government licensed body which holds the deposit during the period of the tenancy. The landlord can make deductions from the deposit if issues arise at the end of the tenancy, however, there is a set procedure that has to be followed in order to ensure that any reasonable deductions can be upheld. This is where Roger Parry and Partners can advise and ensure the best outcome for the landlord.

Energy Performance Certificate (EPC)

It is a legal requirement for the landlords to supply prospective tenants with a current EPC for any property being let. Some landlords may already have this documentation, however, if not, we can arrange for one to be obtained. The normal cost is between £50 and £100 depending on the size of the property including floor plan. Although the floor plan is optional, we do find prospective tenants find these helpful and can assist in getting a property let more quickly.

Fees

As a guide our normal fee rate would be equivalent to the first month’s rent inclusive of VAT. This includes all marketing costs but would exclude the EPC or any other relevant certification required.

Management Option

Our management option includes all the above, plus:

  • Collection of future rental payments
  • Acting as the first point of contact with regards to maintenance issues, problems arising from the tenancy and liaising with our landlord accordingly
  • Organising maintenance and repairs at the property as and when required.
  • Dealing with rent reviews and final notices as and when required.
  • Carrying out inspections at the property as required and agreed with the landlord.

Fees

The cost of our standard management option is 60% of the first month’s rent inclusive of VAT to find and set up the first tenant then 12% of the rental income received including VAT from the second month and thereafter.

Buy to Let Investment

We offer a specialist service for prospective or existing landlords who are looking to acquire suitable properties to start or add to an existing rental portfolio. We realise as Estate Agents there is a need for assistance in purchasing your property as well as providing a management service. We can provide the following service:

  • General pre offer advice
  • Negotiating the purchase on your behalf
  • Providing a building condition survey
  • Re-negotiating if the survey proves substantial repairs are required
  • Liaising with your solicitor
  • Management of the let property
