Ask the Expert what the land market is like at the moment

What is the land market like at the moment?

A. Despite the weather, and with the uncertainty surrounding farm subsidies and trade, farm land and property sales within Shropshire and the Welsh Marches have remained firm in 2018, similar to 2017. One of the features has been the return of farmer buyers either looking to expand their holdings, purchase second units, or completely relocate from other areas in the UK.


We are aware of a few scare stories in the press about certain pockets of the property market, but it doesn’t bear any relation to what we’re seeing on the ground. For us and our clients, this year has been incredibly positive.


The fact is the population is growing and the government has been pushing a new build agenda for years now to meet the growing demand. There’s a huge appetite for property – particularly amongst first time buyers – and this is having a direct impact on land sales. If you own land, don’t wait for an undefined time in the future when your site may or may not be more desirable. The time is now!


As a land and property owner, you’ll no doubt appreciate that you possess a valuable asset. But are you aware of all the development opportunities available to you? And if you have already applied for planning consent, with a view to selling, did you know that there are many lucrative options open to you that could be worth more than you think.


My advice to any landowner currently considering selling would be three-fold:


1. Look at all the options open to you


2. Be realistic about your land’s value


3. Don’t give up if your first planning application is declined
