Building & Structural Surveys

Roger Parry & Partners offers a range of surveys and reports to suit your property requirements. If you are in the process of purchasing a property, a professional survey provides a detailed schedule of condition and potential defects which could affect the existing value and future saleability of your home.

Condition surveys can save you money. If the report highlights defects with the property, you can often re-negotiate the sale price to take account of the repair costs. 

We are fully licensed providers of RICS Home Buyer Reports and our building surveyors have the experience and local knowledge necessary for producing high quality, detailed and informative reports. We can also carry out surveys of commercial premises, including comprehensive schedules of condition and lease inventories.

Types of Survey

 1. RICS Condition Report (Level 1)

This report focusses purely on the condition of your property by giving ratings to the different parts of the building and flagging up any areas that require attention. This survey is usually appropriate for conventional houses, flats and bungalows. A valuation of the property is not usually provided with this level of report but can be arranged separately.

2. RICS Home Buyer Report (Level 2)

The Home Buyer Report is ideal for conventional properties, constructed from common building materials. It has all the features of the Condition Report as well as:

  • A professional opinion of the market value of the property
  • An insurance reinstatement figure for the property
  • A list of problems that the surveyor considers may affect the value of the property with accompanying photographs
  • Advice on repairs and ongoing maintenance
  • Issues that need to be investigated to prevent serious damage or dangerous conditions
  • Legal issues that need to be addressed before exchange of contracts
  • Information on location, local environment and the recorded energy efficiency (where available).
3. RICS Building Survey (Level 3)

If you’re dealing with a larger, older or dilapidated property, planning major works or the property is unusual or has been altered, you should choose an RICS Building Survey. This includes:

  • A thorough inspection and detailed report on a wider range of issues
  • A description of visible defects and potential problems caused by hidden flaws
  • An outline of repair options and the likely consequences of inactivity
  • Photographs of the problematic areas
  • Advice for your legal advisers and details of serious risks
  • This report does not usually include a valuation but this can be arranged separately.
4. Specific Fault Surveys

If you do not require a full condition report, but the property has a specific issue you would like to investigate further such as damp, subsidence or dry rot for instance, we can produce a survey with relevant advice purely for this particular problem.
